Unless you’re in the 1%, chances are you’re living on some type of budget. If you’re a homeowner, you know that it can be hard to make quality upgrades to your home without spending a lot of money. There is good news, however. Below, we’ve shared a list of affordable home improvement projects that promise a big return in the future, courtesy of Lisa Kaplan Gordon for houselogic. Enjoy!
Add the Finishing Touch of Molding
Gordon says that molding has been and still is “one of the most dramatic ways to dress up a room.” Wood moldings come in hundreds of options, she says, and come in flexible materials that make installation easier. Additionally, buyers consistently rank molding and chair railing in their most desirable decorative features they seek in a home, according to a NAHB survey.
Install Quality Ceiling Fans
Gordon says that ceiling fans “have evolved into an essential component of America homes as energy prices continue to rise.” Today’s fans come in a variety of styles and colors which can complement any room in your house.
Plant Some Trees
Gordon says that while most people don’t think about ROI when it comes to trees, a mature tree can be worth $1,000-$10,000 according to the Council of Tree and Landscape Appraisers. In Portland, a tree growing in front or near a house boosted the sale price by almost $9,000 and helped it sell two days faster on average. Additionally, trees also help cut down on energy costs, prevent erosion, and protect your home from wind, rain, and sun.
