A home is likely the biggest purchase you’ll make in your life. It’s also the biggest investment. To boost its value, you must not only maintain it, but also pour some money (and love and time) into it from time to time. While many home improvement projects can cost tens of thousands of dollars, there are a number of things you can do around the house that can make a huge impact for less than $10K.   1. Crank up the curb appeal: Nelson says there are several ways to “crank up your curb appeal for a few hundred dollars or a few thousand.” These include: painting or power washing the exterior; painting or installing a new garage door; painting or installing a new front door; painting or installing new trim; replacing exterior hardware; adding exterior or landscape lighting; and landscaping the front yard.
  2. Get rid of a wall: Nelson says removing a wall is a remodel fantasy for homeowners. Removing walls is highly feasible and much less expensive than you would think. Relocating plumbing or wiring or reconnecting interruptions in the floor or adding special features can jack up the price, so check with a reputable contractor to discuss how your plan can be executed efficiently.
  3. Swap out old windows for new, dual-paned: Nelson recommends switching from a single-pane window to a double-pane which will make your home operate more efficiently and comfortably. They can also help cut down on street noise. Costs vary by location and window quality, but expect to pay between $200-300 per window, says Nelson.
