This brand new 3 bed/3 bath condominium (1330 sq ft)was completed in 2005 and includes a fully equipped kitchen, stainless steel appliances, granite counter tops, large stone fireplace, washer and dryer, 2 TV's, and a large deck! Located in the Yampa Valley off of State Hwy 40 in Steamboat Colorado, this rental home is within one mile of the Steamboat Ski Resort! Skiing, snow shoeing, Snowmobiling and shopping are right outside your door! Two premiere golf courses, fly fishing on the Yampa, and horseback riding are a stones throw away!

Rental Policy:

* All rates subject to 5.775% State Tax.
* 20% Advance Payment Required with Reservation
* Full prepayment is due 30 days prior to arrival
* Minimum 3 night stay required, 5 nights during the Holiday time period
* A 1/2 day charge is required to guarantee a late check-out.
* All rates and taxes are subject to change.
* Check in time is 4:00 p.m. Check out time is 10:00 a.m.
* Absolutely No Smoking
* Absolutely No Pets Allowed


Security Deposit:

Guest agrees to pay Manager a security deposit in the amount specified on the reservation form and in the confirmation e-mail. Guest agrees to pay Manager the amount of actual damages to the Property arising from use of the Property, as well as for missing items, excessive clean-up and, if necessary, the cost incurred in removing Guest from the Property.


Refund Policy:

* A 15% fee is applied to all canceled reservation
* For cancellations received within 60 days of arrival or after arrival date, all payments will be retained. If the subject property can be re-rented, a pro-rata refund will be issued less the 15% cancellation fee. We highly recommend that all Guests purchase travel insurance to protect Guests from anything that is out of the Guests control.

*Cancellations received 60 days prior to arrival will be refunded less 5% cancellation fee
