It’s always a source of wonder to me when I hear, especially in political discourses, ‘I need’ or ‘we need’ to do something to improve or address a malady or situation.

For example, in order to clean up the mess in Washington D.C we need to enact term limits.  Or, in order to improve my health I need to give up coffee.

Having reflected on all these directives which I need or we need to do, I have come to the conclusion that in fact there really aren’t that many things which one truly needs to do.

Death and Taxes

It’s said the only sure things in life are death and taxes. Yet, I do not need to pay taxes. I can elect not to pay and suffer the consequences. I don’t really even need food, clothing or shelter. I can choose not to partake of any of these and hasten my ultimate demise.

There are two major exceptions. I do need to sleep. My body will literally shut itself down and send me involuntarily to dreamland if I avoid sleeping.

The other thing I absolutely need to do is breathe. I just gotta do it. Can’t hold my breath for more than a minute before the lungs involuntarily make me take in air.

May is Clean Air Month

Since I do in fact need to breathe, I might as well get the cleanest air I can into my lungs. May is Clean Air Month, and if you’re not getting the cleanest air you can, there are measures you can take to improve it.

One of the most important things you can do is test for mold in your air. Breathing mold is very hazardous to your health. Mold detection kits are available at most hardware stores, can be found online or you may elect to have a professional analysis done of the air in your home and/or workplace. If mold is detected, consult with a mold remediation expert to knock out the problem.

Top Oddball Excuses Landlords Hear When Tenants Don’t Pay the Rent

Excuses, excuses. They didn’t work in school. They didn’t go over well with the parents. They don’t fly at work, and they certainly aren’t gonna make a bit of difference to your landlord.

A survey in Scotland came up with a top ten list of crazy excuses tenants have given as to why they couldn’t pay the rent. You can read the full story for the entire list, but I’ve chosen to share my three personal favorites with you.

“I have a phobia about touching my checkbook.”

Phobias come in all shapes and sizes. I’m not going to argue anyone’s issues, because I’ve got some doozies of my own. I won’t go into detail, but if you wanna watch a grown woman pass out, put a Popsicle stick or wooden spoon in my hand.

This tenant may have legitimately had a phobia connected to germs that hindered her from paying the rent.  Or maybe it was a fear of bouncing things, like checks.

“My pet died and I have to pay the funeral costs.”

I totally get this one. When my sweet kitty Ti-Jo passed when I was in college, I wore black for a month. My parents wouldn’t let me get him stuffed, so I did the next best thing so he could stay with me forever and had him cremated. Although I did not hold a funeral per se, I definitely broke the bank with the memorial shrine, antique fur holder, professionally framed pictures, hand-painted sweatshirt, and cedar engraved urn that I purchased.

So I’m certain if this tenant’s pet really did die, and she cared for it in the least, she spent a good deal of money memorializing it and truly couldn’t pay the rent. Side note – shoot me a message if you want an extended laugh about the engraving on my cat’s urn, and why it may have cost more than typical engravings.

“The money fell out of my pocket.”

Unless you purchased them in the 80′s, gone are the days of the “Mom jeans.” Since many of us refused to succumb to the horror of  wearing them, denim companies had no other choice but to respond. Sadly, they did so by designing jeans for 40 year olds the same as my 4 year olds. Not only do they barely cover our “assets,” but the slit in front formerly known as a pocket no longer exists. Instead, in its place is a seam that looks like it should be able to hold my Chapstick, but is really only a decorative stitch at most that is clearly only there to accentuate my child-bearing hips.

So yes, I absolutely believe this tenant lost the rent money so long as she is a woman, a Mother, and not wearing Jordache.

If you drive to the same place a few days each week, you undoubtedly begin to recognize a few landmarks. Might be something interesting, something quirky, or even just something to let you know you’re getting close to home.

I knew it was time to turn off the radio, locate the cell phone, and get focused whenever I passed by a large apartment complex each weekday on the way to my job. Typically within five minutes of passing this landmark, I was at my desk.

Comprised of several impressive four-story brick buildings containing at least 20 units each, the complex was well maintained and looked like an inviting spot to live.

Things Can Change in a Flash

One memorable morning the building closest to the road was a blackened shell, having been consumed by fire the previous evening. Every unit was charred and all its contents destroyed.

At that moment I hoped no one had been hurt, then quickly thanked Providence I had renters insurance. I pondered the poor unfortunates in that building who did not have renters insurance and had conceivably lost a good portion, if not all of their worldly possessions. But wait, surely they all had insurance. They had to, didn’t they?

Apartments Destroyed

Not according to an April 23, 2013 story in the Long Island Newsday:

Renters need protection too. Yet, a recent survey from InsuranceQuotes.com shows about a third don’t have renter’s insurance. The landlord’s insurance doesn’t cover your stuff or if someone slips and falls in your apartment. So do you need coverage?

“No, of course not, as long as you’re positive you’ll never damage the landlord’s property, the property of other tenants, injure another person on the premises or be a victim of a . . . theft of personal belongings from your dwelling or your car, and countless other life tragedies,” says Kevin Lynch, assistant professor of insurance at The American College in Bryn Mawr, Pa

FCC Will Begin Enforcing Compliance with Narrowbanding Mandate.

In a public notice issued on March 14, 2013, the Federal Communications Commission (FCC) announced it will proceed with plans to determine compliance with the narrowbanding mandate which took effect on January 1st.

Public and private organizations utilizing two-way radio communication and not yet in compliance with the narrowbanding mandate can essentially garner two take aways from the notice.

The first is the FCC will actively verify compliance in the near future. The second is by gaining compliance the penalties for failure to do so can still be avoided. The FCC stated the reason for the notice was to provide guidance to various organizations still in the process of converting from 25kHz to 12.5 kHz communication technology.

Many affected parties missed the deadline, but had submitted waiver requests. The sheer volume of those requests meant the FCC was unable to address them by the time compliance was mandated.

Noncompliance Still Significant Nationwide

The Department of Homeland Security estimates 1 in 5 licensees are still operating on the older technology.

The Enterprise Wireless Alliance, in their own announcement following that of the FCC, suggested that operators should remove non-compliant wideband emission designators on their licenses, even if the license designates a compliant emission.

The FCC has advised operators who are non-compliant to either cease operations immediately or file a waiver for an extension of the narrowbanding deadline.

Businesses which rent or lease compliant two-way communication systems are expected to see increased engagement from non-compliant operators. Not only can rental of a compliant system  avoid fines, the rental company can assist in transition to a permanent compliant system in most cases.
